If you're not up on your Internet acronyms, like HTML, CSS, etc. get someone competent to design it. A page should be attractive and clear. There should be no confusion of where to go in order to email you, look at listings or find out more about you. Most Internet users take mere seconds to decide if a website is worth their while. If your website is not laid out clearly, they will head back to Google to find another that is more accommodating.
The first thing to consider is whether you have the knowledge and the time to make this happen. If you don't, then a professional real estate web design company is probably the best choice for you. The money that you spend is going to be worth it in the time saved and the quality of the product.
A good layout is imperative to both avoid confusion and frustration and to guide your reader's eyes to the important parts of your site. Most readers are looking for listings, so have them right out there on view, or have a clear menu that shows where the listings are.
Avoid garish color schemes and text that make readers want to claw their eyes out. It's unfortunate, but many Realtors have websites and social networking pages that have blinking text, ALL CAPS, impossibly large fonts and such visually agonizing color schemes as hot pink background and yellow text. There's nothing wrong with hot pink and yellow; just remember that a little goes a very, VERY long way. Consult some of the resources on the Internet for good color schemes and/or downloadable free templates.
Good writing copy is not to be underestimated. You can have the prettiest website live on the Net, but if the text is not compelling, your potential buyers may well feel that they would be better served by someone who has a wholesome respect for spelling, grammar, and useful information.
If you are not a great writer or don't have the time to write your pages, get someone else to write your copy. There are people who will take your information and turn it into something that not only catches readers' eyes, but the beady little orbs of the search engine crawlers that scan your pages for relevant phrases and keywords that they use to rank your page. A good writer can make your page rank higher for 'Atlanta condos' than it would with copy that is not optimized for search engines.
Many potential clients will want to know something about you, something that will influence them to choose you above other agents. Let them know about you, your family and your hobbies on an About page. There's nothing wrong with personalizing your pages enough that people recognize your online 'voice' and can see a picture of you. Don't go overboard - lots of big, personal pictures aren't as effective as a moderately sized, tasteful photo of you or you and your family.
A client-friendly website is clear, tasteful and designed in an attractive color scheme. It has good, original content and is moderately personalized to reflect the tastes of the Realtor, but not forcing the Realtor's personality on the client.
